How to book our Villa

You can book our villa with confidence in just 2 email communications. Just follow the simple steps below and we will explain everything for you.


1. Choosing Your Villa
Please go through the information displayed for each villa and once you have selected the villa of your choice, please send us an email.If you have any questions or queries, please ask. We will be happy to offer advice and recommendations, or provide additional information.
2. Book our Villas via Travel Agents in your location
Please browse thru the list of travel agents in your location inorder to book our villa. Those who are affiliated with us would make the process much easier toward booking any villa. Terms and Conditions of Luxury Homes in Goa will be sent to you by us or the Travel agent before confirming the booking.
3. Email Enquiries
Let us know the following:
  • Your name and how to contact you. (usually just your email address)
  • The villa of your choice. If you have a second or third choice, please let us know these, too in the message box.
  • The dates you require.
  • The correct number of adults, children and infants travelling.
  • Any special requirements you may have.
The more details you can give us, the easier it will be for us to find you the right villa or advise you on the same.
4. Checking Availability
Once you send us an email, we will check availability. Obviously this changes all the time - what was available at nine o'clock in the morning may no longer be available by ten o'clock.
5. Provisional Booking
If the villa you have requested is available. We shall send you the Terms and Conditions of availability. Once you reply to this email, we will make a provisional booking on your behalf for 48 hours to confirm this booking. There is no obligation, it simply prevents anyone else from booking it whilst you are making up your mind and checking out your travel arrangements. We will normally hold this option for you for exact two days. Thereafter your booking is automatically be cancelled.
If it isn't available, we will do our best to suggest suitable alternatives.
6. Confirming Your Booking
To confirm the booking we require a deposit 50% to our bank account. This payment is strictly non-refundable.

As soon as we have received your deposit, we will send you a Confirmation of Booking, showing details of your reservation, the amount paid, the balance due for payment and when it is due. We will also send you a map and directions to our villa and any other relevant information. These are usually sent immediately by email.

Outstanding balance is normally paid on arrival.
7. How To Pay
By bank transfer – This is the most acceptable mode of payment. Our bank details (HDFC or Corporation Bank in India) are sent to you via email when we provisionally block the villa for you.

If you choose this option, please fax/email us a copy of the transfer/counterfoil to us, so that we can confirm your booking without delay.

By credit card – This is done using a third party payment service called PAYPAL (Its faster, safer way to pay online without sharing financial details. PayPal is a global e-commerce business allowing payments and money transfers to be made through the Internet). You will have to pay in USD and also pay 5% USD transaction fee from your end toward this transaction which will be included in the booking amount. Alternatively you can do the payment directly to our bank account via Cash/Cheque/OnlineTransfer from any location in India or abroad.
8. Your Guarantee
Our prices are reasonable in terms of service, location, facilities and quality of our accommodation. We recommend you to compare all the prices of hotels, guest house & luxury villas around our area and then get back to us if you can get a better price than what we have mentioned. We are confident that our prices are reasonable.

The rates are inclusive of Luxury tax and Service Tax.

80% of most 3-5 star hotels never give discount and their prices are much higher than our's when you compare it with the total number of adults staying under one roof with all the facilities provided. So why should we give discount. Either way we are very happy with our bookings and repeat clients we are getting all thru the year.

20% of those who are giving you discount may have some hidden agenda of their own ex pictures do not resemble the premises promised, service is not as promised, location to the beach is compromised, not exclusively private, etc. We do not belong to this category of hospitality.

We are doing this business for many years and we do not want to increase our prices to the existing prices of other hotels/guest houses/villas and when you ask for discount we give you a lower price making you feel happy. Sorry we do not work that way. So please avoid asking us discount for the service we provide.

Please note that we are offering luxury not budget accommodation and like to ensure our guests enjoy the comfort associated with luxury accommodation.

MOST IMPORTANT: We do not like to see you surprised on arrival and we do not like to be surprised either.
